45 Bleecker consists of two fully operational Off-Broadway theaters and a lobby housing the Follin Fine Art Gallery, the Crosby Connection Gourmet Sandwich Shoppe and free WiFi for all.

The venue's main Bleecker Street Theater seats 199-300 guests, while the smaller Green Room space seats 99-120. The two theaters are home to theatrical productions, stand-up comedy by national headliners, magic, opera and more. 45 Bleecker also proudly serves as home to 12 step meetings, children’s art and theatre programs, and local arts organizations that have been displaced from their previous locations.
