Look for the school listed as focus then drive around the side. Theater clearly marked once in correct location.
The location is a bit hard to find so give yourself plenty of time.

Tazza Kitchen was perfect. Happy hour prices, additional 10% discount to play attendees and good Italian food...you couldn't ask for more on a reasonably priced food and libations.
It's an hour and a half without a break. Hit the restroom before you go in.
Theater is hard to find in the large parking lot and many buildings. Allow enough time.
if you know your way around that area I recommend Cafe Caryle is Shirlington. We had a delightful brunch outdoors on a warm Sunday afternoon just before the show and then had about a 10 minute drive to the theater.
This is unassigned seating so get there by 7:30 and sit relatively close. The seats don't have a good slope so it can be hard to see with a big head in front of you.
Bring a cushion. The seats are folding chairs with pads, but the play is long.
Don't park until you're certain where the Theater door is!
